Structural Drying & Mould Treatment
Situation
Client was overseas and during this time, the ensuite cistern cracked which was on the upper level. Over time water flowed into the WIR, main bedroom and solid timber floor of dining room on the upper level. Downstairs ceiling collapsed in three areas affecting hallway timber floor, laundry, bathroom and two bedrooms. On the ground level, section of ceiling collapsed in the rumpus room onto the timber floor.
Inspection
Moisture Control Services (MCS) attended Sunday where it was obvious that this water had been running for 1 to 2 weeks as visible mould was over the carpet and contents upstairs plus on the subfloor when looking up from downstairs. Since water damage has existed beyond 5 days, it is classified as “black water” meaning it is treated as contaminated.
Water Damage
This aspect of the job included taking photos and moving outside all water damage/mould affected contents which includes brands/labels or any other means of identification to aid equivalent replacement of such items. Carpet, underlay and smoothedge was extracted, uplifted and disposed of due to contamination. Plaster ceiling removed from affected hallway, total bathroom, one bedroom and rumpus room on the ground level. Any excess water was then extracted from the dwelling.
Mould Remediation
Timber sub-floor of upper and middle level had incurred mould which was treated accordingly. Skirting boards removed to aid drying where mould was detected and such sections disposed. Cut-out affected lower walls which was disposed of and treated lower timber wall frame due to mould. Fogged (fine must in the air) all affected areas with anti-microbial solution.
Structural Drying
This included solid timber floor on all three levels using heat mats/drymatic, timber particle board of bedrooms/WIR, lower timber wall frames/base plate, sub-floors and timber floor structure. Extensive moisture testing took place to ensure the building structure was totally dry. For such jobs, a penetrating moisture meter is required to assess condition of the structure where drying equipment is adjusted until the dry standard is reached. For timber, it is considered dry when it ranges between 8-12% moisture. Penetrating moisture meter is a hammer style devise where two pins are driven into the building structure where the sides of such pins are insulated. This allows MCS to determine exact level of moisture at varying depths within the structure. Drying took 17 days when the last equipment was removed due to limited power source.
