Water Damage at Childcare Centre

 
Situation

Very heavy rain occurred in this suburb on Christmas day late afternoon where water run-off backed up and flooded this Childcare Centre.

Inspection

Moisture Control Services (MCS) was contacted early Tuesday morning (Boxing Day) and attended this facility in just under one hour. The owner of this centre advised it must be open for trading the next morning and does not trade over the weekend. Based upon the client’s needs, MCS agreed that excess water would be extracted, all wet rugs removed for drying at MCS premises, set-up equipment to dry vinyl floors, pick-up equipment 6am Wednesday morning and if the walls are wet attend to the structural drying late Friday afternoon. Informed client of mould germination risk so an informed decision could be made.

The Centre was a single storey ground level building which was totally flooded from back to front (110sqm approximately). This included three Childcare rooms, storerooms, hallway, entry, office, staff room, toilets and laundry. Majority of floor coverings were vinyl and tiles in the wet areas.

Water Damage Recovery

All rugs were extracted and moved outside. Water extraction commenced removing as much moisture as possible from the vinyl and tiled floor. Walls were tested using a non-penetrating Tramex Encounter plus moisture meter where most walls had wicked up moisture. Four dehumidifiers and 10 turbo dryers were installed mid-afternoon.

Re-attended 6am Wednesday where the floor area was dry, uplifted equipment and returned furniture back into place by 6.45am.

Structural Drying

Late Friday (5.00pm) set up all equipment required for structural drying where power had to be balanced between circuits. Tuesday morning (2nd January 2018) MCS arrived at 6.15am, uplifted all equipment from site and put furniture back into place. Moisture meter confirmed all but two walls were dry. Left site at 7.45am.

Last two walls were completed the following weekend thereby meeting the needs of the client where no lost trading occurred. Rugs were cleaned and dried for the customer which were returned to the Centre during structural drying of the walls.
